			<content:encoded><![CDATA[<p>Nobody likes a pushy Realtor!! There, we said it, and we wholeheartedly agree. We don&#8217;t like to deal with pushy Realtors, either. They mostly make our ears want to fold over. That being said, we can&#8217;t help but respect someone who isn&#8217;t afraid to get their point across with a little Chutzpah.</p>
<p>To be honest, we&#8217;ve been accused of this ourselves. We, sometimes, push the envelope <em>a little</em>; like helping a prospective tenant see a bigger picture when they&#8217;re fixed on one particular type of space or when we approach a large, international tenant for a small neighborhood property that would be a great fit.</p>
<p>The key to having Chutzpah that will impress and not come across arrogant or annoying is in truly believing that you are doing what&#8217;s in the best interest of the client, tenant or seller. Sincerity, or your lack thereof, will always show through.</p>

<p>The winners for Employment were Education and Health Services, up .6% over 2010, Retail Trade, up 1.3% over 2010, and the big winner was Leisure and Hospitality, up 7.8% over 2010. </p>
<p>It comes as no shock that the biggest job loser was Construction at 10.2% down, but surprisingly Federal Government jobs were next on the chopping block at 9.3% down.</p>
<p>On the Commercial New Construction front it&#8217;s encouraging to see Permits in Daytona Beach up. The actual number of permits was down from 38 in 4th quarter 2010 to 30 in 1st quarter 2011, however, the construction value jumped from $4,375,000 in 4th quarter 2010 to a whopping $51,199,094 1st quarter 2011.</p>
<p><a class="zem_slink" title="Ormond Beach, Florida" href="http://maps.google.com/maps?ll=29.2863888889,-81.075&amp;spn=0.1,0.1&amp;q=29.2863888889,-81.075 (Ormond%20Beach%2C%20Florida)&amp;t=h" rel="geolocation">Ormond Beach</a>, <a class="zem_slink" title="Holly Hill, Florida" href="http://maps.google.com/maps?ll=29.2438888889,-81.0463888889&amp;spn=0.1,0.1&amp;q=29.2438888889,-81.0463888889 (Holly%20Hill%2C%20Florida)&amp;t=h" rel="geolocation">Holly Hill</a> and <a class="zem_slink" title="South Daytona, Florida" href="http://maps.google.com/maps?ll=29.1652777778,-81.0091666667&amp;spn=0.1,0.1&amp;q=29.1652777778,-81.0091666667 (South%20Daytona%2C%20Florida)&amp;t=h" rel="geolocation">South Daytona</a> were all sporting  &#8216;goose eggs&#8217; in 1st quarter 2011 Commercial Construction Permits.  And, while <a href="http://maps.google.com/maps?ll=29.1188888889,-81.0027777778&amp;spn=0.1,0.1&amp;q=29.1188888889,-81.0027777778%20(Port%20Orange%2C%20Florida)&amp;t=h" target="_blank">Port Orange </a>was down from the 2010 numbers, the $1,005,126  construction value still shows growth. Also, down but not out is <a href="http://en.wikipedia.org/wiki/Daytona_Beach_Shores" target="_blank">Daytona Beach Shores </a>with a $757,149 commercial construction value.</p>

<p><strong>So, What Can a Commercial Property Seller Do?</strong></p>
<p>1. <strong>About Buyers</strong> &#8211; We&#8217;re sorry to be the ones to have to tell you this; Buyers will always be fickle. What appears to work on the cursory showing may not actually do the trick. Savvy Sellers can offer to help the property better suit an interested Buyer by offering to add or remove an interior element, putting in more parking, work toward changing the zoning, etc.</p>
<p>2.<strong> About Inventory</strong> - Even if your property is the only one available of a particularly desirable size or location&#8230;see About Price #3.</p>
<p><span id="more-376"></span>3. <strong>About Price</strong> &#8211; Here&#8217;s another for the &#8216;Sad But True&#8217; category; No amount of wanting to make a profit will get your commercial property sold for an above market price. It can be very difficult to accept the current value of your property when you look at what you&#8217;ve paid for it just a few short years ago, but the Commercial Real Estate Market Value is what it is, and since there is so much competition in this market most times it comes down to a matter of price. By pricing your property for the current market you&#8217;ll be putting your property in the most desirable position.</p>
<p>4. <strong>About Financing</strong> &#8211; The hardest thing to hear may actually be that you won&#8217;t get a pile of cash at the closing. Since banks are mostly NOT lending money for commercial properties a lot of sales are happening thanks to Seller Financing. This isn&#8217;t for everyone or every business, but if you&#8217;re in a position to offer some Seller Financing it could mean the difference between selling your property or having to sit on it for a few a more years.</p>
<p>5. <strong>About Financing and Price</strong> - Here&#8217;s something else to think about; when there is a Buyer interested in your property, if they are not a cash buyer or purchasing with some Seller financing, the property will need to pass the bank or SBA&#8217;s appraisal process. There are properties that are not &#8216;Comping&#8217;, meaning the lender will not loan the amount of money requested because it is over the value of the property.</p>

			<content:encoded><![CDATA[<p>It&#8217;s no surprise that the <a class="zem_slink" title="Daytona Beach, Florida" href="http://maps.google.com/maps?ll=29.2072222222,-81.0377777778&amp;spn=0.1,0.1&amp;q=29.2072222222,-81.0377777778 (Daytona%20Beach%2C%20Florida)&amp;t=h" rel="geolocation">Daytona Beach</a> real estate market didn&#8217;t make Move.com&#8217;s top 10 metro areas on the road to recovery.</p>
<p>It&#8217;s not for lack of trying on our part. We have actually listed and sold more properties so far this year than all of 2010. Our commmercial market is getting more active while sale and leasing prices are continuing a downward slide, however, the slide has slowed to crawl of late. We&#8217;re hopeful that we&#8217;ve finally neared the bottom.</p>
<p>Although Move.com, which runs the <a class="zem_slink" title="Realtor.com" href="http://www.realtor.com/" rel="homepage">Realtor.com</a> website, is compiling data from the residential real estate market, this is still an indication of real estate overall and will impact businesses.</p>

<p>OK, so your commercial property is listed with a prominent commercial broker.</p>
<p>It&#8217;s on your local MLS and listed on commercial real estate sites like Loopnet and CoStar.</p>
<p>Your broker is sending out mailings and email campaigns to target markets.</p>
<p>Prospective buyers are calling and coming out to see the property.</p>
<p><strong>So, why won&#8217;t they Make An Offer Already?</strong></p>
<p>This seems to be the &#8216;Battle Cry&#8217; of today&#8217;s sellers. After all, it sounds like a reasonable assumption; if a buyer is interested he would make an offer, right?</p>
<p>Not necessarily, let&#8217;s look at why.</p>
<p>1. <strong>Buyers</strong> &#8211; Remember, just because a Buyer acts interested during the showing doesn&#8217;t mean he&#8217;ll stay interested. Buyers can be fickle. What seems to suit his business&#8217; needs at the property may look different when he gets back to her office and begins to process the space. He doesn&#8217;t want to make an offer on a property that isn&#8217;t exactly right for his business.</p>
<p>This brings us to&#8230;</p>
<p>2. <strong>Inventory</strong> - It may not be that your property won&#8217;t really suit his business&#8217; needs, it may be that after looking at your property he went on to see three others before going back to his office. There is a vast amount of commercial properties on the market these days. Buyers can have their &#8216;pick of the litter&#8217; so if something about your property isn&#8217;t quite right there is another property down the street that might be perfect. Why would he put in an offer on your property when there are others available in better condition, in a better location, with more amenities?</p>
<p>And, that brings us to&#8230;</p>
<p>3. <strong>Price</strong> &#8211; You&#8217;ve done your homework and stay updated on the current market value for your property. You&#8217;ve adjusted your price accordingly to stay ahead of the pack&#8230; </p>
<p><strong>&#8230;So, why won&#8217;t they Make An Offer Already?</strong></p>
<p>4. <strong>Financing</strong> &#8211; Banks these days are very cautious; most are not offering commercial mortgages at all, and those that do have beefed up their criteria to make it nearly impossible to qualify.</p>

And by &#8216;sell&#8217; I mean talk, face-to-face, about the property&#8217;s high points and advantages, ask questions about the buyers they are working with and help fit them to the property. More times then not a point comes up that gets the agents thinking about who they can show the property to.</p>
<p>Sure, there are times that we just can&#8217;t get the agents excited about a certain property, but isn&#8217;t from lack of trying.</p>
